Barrels of whisky in a storehouse

Scotch Whisky Investments

Scotch Whisky Investments (SWI) is a Netherlands-based whisky investment company focusing on Scottish single malt whisky. With an ambition to move to Scotland, SWI advanced a detailed planning process that saw the company relocate to Falkland in Fife, the location of the first recorded order of Scotch whisky in 1494. The order was placed by King James IV, with the whisky being distilled by monks at Lindores Abbey.

Scope of work

Initial scope

In addition to relocating its HQ to Scotland SWI is also planning to develop a mixed-use site that includes a high-end farm shop, whisky shop, book shop, jewellers, cafés, several bars, restaurants, a whisky museum and luxury accommodation.

Xcentuate was initially engaged to model visitor numbers, spends and wider factors such as staffing requirements. We also undertook a retail impact assessment to assist with the planning process.

Additional works

Our work was extended into providing consideration of how a space within the main HQ building might be utilised for a whisky museum. This considered space utilisation and flow between different building levels and an initial assessment of the elements to feature in a major new whisky museum.

Our most recent commission, delivered at the end of 2023, was to create a detailed concept for the new museum to consider arrival area, the whole museum experience, main whisky bar, museum retail area and bistro.

The team

We brought together an internationally acclaimed team to deliver this aspect of the project and consulted with our client at SWI regularly to ensure the outputs of our work would meet the very high standards of a varied group of internal stakeholders.

The outputs of this commission have given a real sense of tangibility to this exciting project and pointed towards the potential of creating a new museum and visitor attraction for Scotland that has the potential to attract visitors from across the country and beyond – a unique and multi-sensory experience to celebrate the national drink.
